Subject: Sandtown Crossing Community Survey
Hello Yergan Jones,
I am reaching out to you as the president of the Canaan Walk homeowners association on behalf of Sandtown Crossing, which is considering the development of a self-storage facility in its next phase of construction. However, prior to making that decision, Sandtown Crossing would like to obtain community feedback to gauge the level of support for its development proposal. To that end, we have attached an email that includes renderings of the proposed addition and a link to a community survey. Would you share the attached email with your membership to enable them to participate in the community survey?
Thank you for your very kind attention to this matter. Please do not hesitate to let us know if you have any questions.

Sandtown Crossing is reaching out to request your participation in a community survey regarding the potential addition of a self-storage facility to its mixed-use Sandtown Crossing development. Please review a more complete explanation of the proposed development below, the attached site plan and renderings of the potential development in the attachments to this message, and complete the community survey at this link: https://www.surveymonkey.com/r/XPT9W2R.
Sandtown Crossing, home of the new Publix, is considering developing a first-class self-storage facility. These facilities, which you see all over the country, serve the needs of the community for convenient, safe storage of things that they just don’t have the room for otherwise. This includes people that are downsizing or moving, people in smaller homes, townhouses or apartments, businesses that need a place to store inventory, and many others.
We are trying to determine the level of support for a facility at this location. This location is at the far rear left corner of the Sandtown Crossing development, to the north of the truck route into the Publix development, and north of the office park. Please see the enclosed information showing the proposed location of the facility, and a rendering of the facility. The self-storage facility would be located adjacent to our stormwater detention pond, and is well buffered from view on three sides. It would front on Sandtown Crossing’s northernmost internal driveway; it would not have a curb cut on a public street.
The self-storage facility is proposed to be a three story fully air-conditioned masonry building. The proposed building would feature top quality architectural detailing, including articulated facades, variated façade heights, arched window and wall elements, decorative window lintels, and variated cornice work. The building would also feature “blind windows,” which resemble windows in historic buildings that have been bricked in, to give it greater architectural character and substance. In addition, the self-storage site’s west side, facing Riverside Drive side is already heavily landscaped with high quality plantings, and its east side is an approximately two-acre forest surrounding a stream buffer. All loading areas will be located to the rear or sides of the building and screened from the views from public streets.
Thank you for your very kind attention and support. Please contact me if you have any questions or comments. We would appreciate your forwarding this email and the survey link to the members of your association. We would appreciate the receipt of all responses to the survey by July 1st.
Sincerely,
John R. Perlman, CPM
