Stephen Boggs has approached the Board and offered to sell the remaining
lots to the HOA at cost. Please see his offer below and the restrictions
that he has placed on his offer. I think this an important issue, that we
need to discuss as a community. My intention is to bring this issue up at
our HOA meeting in July, and if need be, also have the neighborhood vote on

Attached is a view of the property located behind homes on Wind Crest Pl. I
believe it is a little over 11 acres and has access between lots 37 and 38.
We would be willing to sell for $39,000.00 with an agreement that if Canaan
Walk ever adds any amenities on this property that the HOA would allow
Canaan ridge home owners to join. We also would require a restriction that
if the property is to be developed for residential homes that Benchmark
would be the required builder. Please let me know if the HOA would like to

How much do we have on hand? I didn't thing we had enough cash on hand to pay the $39,000 outright. I do think it's a good opportunity for us.

Yes, we don't have the cash on hand to complete the deal. Yergan will
provide a financial report at the meeting. If the neighborhood decides to
move forward with this, we will have to seek some sort of financing or
explore a special assessment from each homeowner to provide the capital for
this transaction.
